I spent a lot of time reading Zillow reviews - hundreds of them - before choosing Bryan as my broker, and I can honestly say it was worth every second of that effort. Bryan helped me sell two Las Vegas investment properties, in a down market, as part of a 1031 exchange. Both homes needed a substantial amount of work done. I don't live in Las Vegas, and had come to town to coordinate the rehabs myself. I spent two weeks interviewing contractors, plumbers, handymen, etc., and trying to source materials everywhere from retail operations to sketchy discount storefronts to Facebook marketplace, the works. At the end of that time I was having difficulty seeing how I was going to get the rehab I wanted with the budget I had, but was nonetheless steeling myself to go ahead - spending more and getting less.

Then I called Bryan and everything changed. Bryan brought in a contractor who did literally everything, and for a price that was in my budget. I had to make one decision: what color quartz did I want on the kitchen countertops? Every other design decision was handled - faucets, light fixtures, bathroom mirrors, flooring, baseboards, on and on, and when it was done, it looked fantastic. Through it all Bryan was incredibly responsive, answering my texts and phone calls quickly and without fail, following up on the long lists of things that needed to be done, and answering my innumerable questions. Though I'm sure it wasn't true, he was so responsive that I felt like I was his only client. I was so comfortable with his work that after a short time I let go of the reins, returned home, and did everything long distance, with Bryan steering it all. He held to account the contractor he had brought in - whenever something wasn't up to standard, which did happen occasionally, Bryan called it out and got it fixed.

When the rehab work was done and we went to market, we immediately got solid offers on both places: asking price, good financing, and no unreasonable contingencies. This might seem like a no big deal to someone who remembers the heady sellers market of late 2021 and early 2022, but this was in late 2022, when interest rates were climbing, buyers were disappearing, and price pressure on sellers was increasing. I credit the rehab work that Bryan coordinated and the advice he gave me on how to set the price with getting those offers. Bryan helped me through the negotiations with expert advice, counseling me on when to give, when to hold the line, and threading the needle to closing without jeopardizing the deals. He handled everything, from little things like all the paperwork being prepared correctly, to big things, like when we had a problem with the electrical system in one property just a few days before closing.

I could go on, but if you're being thorough you have other reviews to read, so let me leave you with this thought: there are approximately 20,000 real estate agents in greater Las Vegas valley. You know that in a group that big, some are going to be the worst mistake you ever made, most are going to be fine, and some are going to be truly exceptional. In my view Bryan is one of the exceptional ones, a consummate professional with the experience, negotiation savvy, market knowledge, and customer service skills to help you get the best outcome you can get, whatever your circumstances are. If I had it all to do over again, I'd go with Bryan every time.

Firstly, I want to make it clear that I resided in both Los Angeles, and Las Vegas. I was going through a tumultuous divorce, and I needed to sell our Las Vegas property in order to have some sort of liquid cash. My son and I did not have a stable source of liquid income. I am immunusuppressed, and closed my preschool down because of covid. Let's just say it was difficult to sell the Las Vegas property as not all owners were onboard even though it was becoming increasingly difficult to support myself and my son. Bryan was a GODSEND! I have never had a realtor create a 2 page report on the market, the local market, educated predictions on interest rates, previous yearly sale trends, and MORE. It was clear that the property needed to be sold and now, literally months later, it is confirmed as market value has plummeted. Due to divorce child custody rules, I was not allowed to bring my son out of state with me. I could not ready the house myself for marketing. Bryan hired all handymen and contractors to get my house ready. I could not believe that I was able to give my full trust and have the house turn out amazing for buyers. The house sold almost immediately in comparison to other properties that sat on the market for months. Since Bryan has been in this field for so long, he had so many contacts and I was quoted MORE than FAIR prices for repairs and services. On top of this, Bryan's communication is above any realtor I have ever worked with. He texts and calls back immediately, and updates as soon as he hears of progress in escrow etc. I am so grateful for Bryan. I will recommend him to everyone in need of realty services.
